The call-outs we get most
Most repair work here falls into one of these. If you are not sure which applies, a photo taken from the pavement is often enough for us to give you a rough idea before we come out.
Slipped or missing slates
The commonest job in this town, and it follows the gales. Usually a same-day fix once we are on site, provided the batten underneath is sound.
Cracked or delaminating slate
Typical on the Victorian and Edwardian stock across South Shore, Bloomfield and Layton. Replaced individually without disturbing the rest of the slope.
Ridge and hip failures
Loose or missing ridge re-bedded and mechanically fixed. Since the 2014 revision of BS 5534 mortar alone is no longer an acceptable fixing, and on this coast that matters.
Flashing and abutments
Where a roof meets a chimney, a parapet or a neighbouring wall. A very common leak source and rarely obvious from inside the building.
Flat roof leaks

Why Blackpool roofs fail the way they do
It is worth knowing what you are actually up against, because it is not what most roofing websites tell you. Blackpool is drier than the UK average — Met Office long-term averages for Blackpool Squires Gate put annual rainfall at about 886 mm against a UK figure of about 1,163 mm — and sunnier, at about 1,592 hours a year against about 1,403. What it is, is windier: mean wind of about 10.7 knots against a UK average of about 9.3, with the Met Office recording five to ten gale days a year on the North West coast against fewer than five at inland sites.
So the failure mode here is uplift and mechanical loosening, not saturation. Slates lift and slide, ridges work loose, flashings peel back, and the damage tends to arrive in a batch after a single bad night rather than accumulating quietly. That is also why a repair that only re-beds in mortar tends not to last on an exposed slope, and why we mechanically fix.
The second local factor is drainage. Wind-driven sand clogging drainage is a recognised coastal hazard, and on this coast it is documented rather than theoretical — Fylde’s own dune management plan records wind-blown sand from the St Anne’s dunes falling onto the pavement, the highway and inland properties. Sand in a gutter behaves like silt: it holds water against the fascia and finds its way into the joints. A fair number of “roof leaks” we get called to turn out to be a gutter that has not moved water properly in two years.

Access, and why it affects the price
On a lot of Blackpool property the difficulty is not the roof, it is getting to it. The council’s own survey of the South Beach area describes narrow rear lanes leading to rear alleys little more than a metre wide, and the earliest Bloomfield terraces have no rear lane at all — just a through-passage from the front of the property. Add to that the standard three-storey height of the boarding-house stock, four storeys on the premium streets and up to five on the Promenade hotels, and access is often the single biggest variable in a repair price.
We will tell you at the quote whether your job needs a tower, a scaffold or neither, and why. A repair that is twenty minutes’ work at first-floor level on a semi is a different job on the third storey of a terrace with a metre-wide back alley, and it is fairer to say so up front than to discover it on the day.
What we will tell you honestly
- If it is a repair, we will repair it. We do not use a call-out as a sales visit for a new roof.
- If the same slope keeps failing, we will say that a repair is buying you months rather than years, and let you decide.
- If the leak is not coming from where the water is showing, we will trace it properly rather than patch the visible spot.
- If your property is in a conservation area or in Raikes — where an Article 4 direction has restricted roof alterations since June 2020 — we will tell you what needs permission before you commit.
